Best Sims 4 Lots: Community, Residential, and Must-Try Builds
Tired of empty worlds and boring lots? Iโve rounded up my favorite buildsโresidential and communityโthat actually make your Simsโ lives interesting.

If youโre anything like me, youโve spent more time bulldozing EA lots than actually playing. So I finally did something about itโdug through my folders (and a lot of save files) to put together this mix of Sims 4 lots that are actually worth placing.
It includes both CC and No CC options, so whether you’re a Maxis Match loyalist or CC hoarder (guilty), there’s something here for your gameplay.
Youโll find dreamy residential builds, functional community lots, and even a few that made me question why I ever played without them. Every single lot was chosen because it adds somethingโnot just vibes, but gameplay too.
Oh, and donโt worry, Iโve added pics and quick notes so you can decide fast. Keep checking backโIโm updating this regularly when I find new favs.
REMINDER: Donโt forget to add the files to your Tray folder so the lot shows up in your game! ๐

Willow Creek Building – Soonechko

Okay, this spot in Willow Creek? Instant fave. You’ve got a chill apartment with a little coffee trailer out front (yes, it has a kitchen so your Sim can bake muffins and cry at the same time).
Right across the alley is a gym/yoga/massage setup that works as a spa or business.
The whole layout makes it feel like an actual town centerโand Iโm kinda obsessed with how compact and real it looks. No CC needed!
Sims 4 Splash Zone Lot Download – Vixonspixels

I was desperate for a public pool that didnโt feel like a concrete rectangleโand this one totally delivered. It’s a restaurant lot (yep!) with milkshakes, ice creams, high chairs, and even a kiddie pool. The pastel floaties? Obsessed.
It uses a few CC pieces (two made by the creator), and youโll need a couple packs, but trust meโitโs worth the download.
Sims 4 Tidefall Park – Seeah01

This build honestly feels like every childhood memory squished into one park. Thereโs a little cafe, tons of seating, a pirate ship playground, market stalls, and even a cute fountain garden area.
I love how it balances chill family time with fun community vibesโand itโs all no CC. Perfect for Willow Creek or any save that needs a cozy public hangout.
Sims 4 Fairy Hobbit Starter House – Kellyhartz

If youโre planning to dive into the Enchanted by Nature EP, this 30×20 lot is a literal dream. Itโs giving fairy-core meets hobbit hideoutโwith mossy rocks, round doors, and a treehouse-style nook that feels straight out of a fantasy novel.
And the best part? No CC. Just place and vibe.
Trail’s End Goods – Okiyukiyo

This 20×30 retail lot looks like it was ripped straight out of a forest-side road trip. Gas station vibes? Check. Outdoor gear? Yep.
Itโs perfect for Granite Falls or any wilderness-heavy save. It does include CCโbut donโt stress, itโs all packed neatly in the download and tested to work.
Sims 4 Youth Hostel CC – Mwvwv-Sims

This 40×30 residential lot is perfect for a weekend escapeโor, you know, for your broke Sims living off-grid.
Thereโs an old RV, a tent, a campfire hangout spot, and enough clutter to make it feel real. It uses just two CC items (an RV and pickup truck), and honestly, that butterfly chair alone sold me.
Sims 4 English Townhome CC – Farfalla

This 20×20 residential lot in Henford is giving total storybook town center energy. Itโs got 2 bedrooms, 1 bath, and a cozy attic you can use as an office, storage, or just a moody guest room.
The ivy-covered exterior and quiet charm make it perfect for Sims who brunch on weekends and browse bookshops on weekdays.
Sims 4 Back to Class Build – Peonypyxels

This massive 64×64 school lot is an absolute masterpiece. Every room you’d expect is hereโscience lab, gym, art, even a nurseโs office and drama club.
Itโs perfect for storytelling with the High School Years EP or using as a teen-focused community lot. Honestly, the level of detail made me want to send my Sims back to class (and I hated school ๐ ).
Sequoia Botanical Gardens – Shaymoo22

Need a breather from Sim chaos? This 50×40 cafe lot in San Sequoia doubles as a peaceful garden escapeโwith coffee, florals, and romantic strolls under lampposts. Itโs CC-heavy and uses TOOL mod magic, but wow does it pay off.
Perfect for brunch dates, proposals, or just pretending your Sims are more emotionally stable than they are.
Waterside Wable Build – Rivzai

This 30×30 lot started as a karaoke bar and got a total glow-up into a small biz venue with major city energy. Think neon signs, moody karaoke rooms, and a bar setup perfect for chaotic group outings or solo Sim drama.
Itโs CC-heavy but sooo worth itโlike, I want this place in real life. Drop it in San Myshuno and let the stories write themselves.
Lexham Gardens Lot – Farfalla

If your Sims are living that high-end townhouse life, this 30×20 lot is pure goals. Itโs a row of 8 gorgeous units with vintage charm and upgraded everythingโperfect for Newcrest or Magnolia Promenade.
Great for storytelling, roommates, or just Sims who brunch and complain about HOA rules. CC needed!
930 Medina Studios Apartment – Amoebae

This no-CC San Myshuno apartment is bursting with color, plants, and just the right amount of artsy clutter. Itโs a 3-bedroom setup made for your creative Sims, but keep in mindโyouโll need to enable CC in your library due to mods used during the build.
A few rooms are saved separately (kitchen, shower, fireplace), so grab those too for the full look!
Sims 4 Storybooks Home – Axiisims

I can’t get over how magical this build isโeach room is tucked inside a giant storybook!
And the best part? It’s completely NO CC. Perfect for fairy tale gameplay, screenshots, or just showing off your Simโs whimsical taste!
The Dark Chapter Sims 4 Office – Helgatisha

No CC and fits perfectly on a 30×30 lot? Yep, The Dark Chapter by Helgatisha is seriously impressive.
Itโs giving undercover ops, corporate drama, or maybe even a vampire startup. Dark, moody, and maxis-match friendlyโitโs one of those builds that just feels like a story waiting to happen.
Sims 4 Hillside Haven Residential Lot – Homeoflarkin

This cozy 30×20 build feels like the perfect hideaway tucked into the trees. The wooden exterior, open balcony, and warm interior make it such a charming little retreat.
Built by Homeoflarkin, itโs completely NO CCโjust place it and enjoy the vibe!
Feel Like Home Build – Axiisims

Thereโs something so raw and realistic about this build โ it perfectly captures that run-down, lived-in charm you rarely see in Sims builds.
The details like the worn siding, old mattress, and overgrown yard make it feel like it belongs in a quiet, forgotten corner of the neighborhood. Itโs gritty but oddly cozy, and I love how Axiisims managed to make imperfection look beautiful.
Post-Apocalyptic Build by Axiisimsย

I dropped this lot into my save and suddenly my Sims were living in a full Fallout side quest ๐ญ๐
The peeling blue paint, busted roof panels, and that sad little AC unit hanging on for dear lifeโฆ itโs all too perfect. Every angle has junk piles, torn shutters, and broken appliances that make storytelling ridiculously fun.
Whether you’re building your dream neighborhood or just need the perfect hangout spot, these Sims 4 lots (CC and No CC!) are total game-changers. From cozy cafes to fairy hideouts, there’s something here for every kind of Sim story.
Iโll be updating this list regularly as I find new gems, so donโt forget to check back. And heyโif you want even more Sims CC finds, follow me on Pinterest and Tumblr for daily inspo!
